In addition to the TMD, the structural system will include a series of outriggers and high-performance materials. The project will undergo evaluations and re-evaluations by wind tunnel laboratories to meet the highest global structural performance criteria. The building will also include refuge areas, similar to bankers, as part of a preventive fire system designed to ensure safety. Intermediate reservoirs distributed throughout the tower will enhance the system’s performance, balance pressures, and ensure the proper functioning of the water supply system. Additional innovations include car elevators, high-performance elevators for the tower to ensure daily comfort, and a simulation of one of these features in the Senna Tower’s sales office elevator.

The foundation must reach the bedrock, requiring the piles to be embedded in the rock to ensure the complete transfer of the tower’s loads, thereby guaranteeing the building’s stability, safety, and structural integrity. The foundation is being studied by a long-time partner experienced in tall buildings, with direct support from the engineer responsible for the foundation design of the Burj Khalifa, currently the tallest building on the planet. The piles are estimated to be approximately 45 meters deep, which is the distance required to reach sound rock in the ground.

The project has the following technical engineers responsible: Brazilian Stephane Domeneghini, Executive Director of FG Talls, known as one of the leading professionals in the high-rise building sector, representing the country in important international organisations such as the CTBUH (Council on Tall Buildings and Urban Habitat). She is responsible for the architectural and project management aspects of the development. Fatih Yalniz, engineer from WSP in New York, is responsible for the structural solution. He is the structural designer for the Steinway Tower (111W57th Street), a residential building and currently the world’s thinnest structure. All structural dynamics testing and analysis were conducted by John Kilpatrick of RWDI, Canada, who has worked on iconic buildings such as Taipei 101. Additionally, Brazilian André Bigarella, Engineering Director at FG Empreendimentos, is responsible for the execution of the Senna Tower, with a notable recent achievement being the completion of the tallest residential building in Latin America, officially certified. The expectation is that construction will begin in the second half of 2025, with an estimated completion time of up to 10 years for the Senna Tower.

Senna Tower will have a total of eight elevators serving the residential tower, located in the core of the building, in addition to a delivery elevator. Among the core elevators, notable features include very high speeds, making them some of the fastest in the world, as well as a dedicated moving elevator. In the lower floors of the apartments, there will be an exclusive car elevator.

The partner for the elevators has not yet been finalised, but we are aligning demands and expectations with suppliers, aiming for world-beating speeds. There is nothing like it in the country—and very few in the world—with the characteristics being designed.
